Burst pipe. Shut the main first.
- Find the main shutoff. In most Seattle houses it is where the water line comes through the foundation wall, in the basement or crawlspace, often on the street side. Turn it clockwise until it stops.
- Open the lowest tap in the house to drain the line down, kill power to the water heater if the leak is near it, then call 206-633-1700.
A 24 hour plumber in Seattle is only useful if the person who shows up can fix the thing that night, or make it safe and tell you plainly what the proper repair is going to take.
That is the job on an emergency call. Most of what we see after dark is one of four things: a split copper or galvanized line, usually where a freeze or an old fitting gave up; a water heater that has let go at the bottom of the tank; a main sewer line backing up through the lowest drain in the house; or a gas appliance line that needs reconnecting after the gas utility has been out and shut it off. We carry the parts for the first three on the truck. Repair clamps, 1/2 and 3/4 in. copper and PEX-A, push fittings for a temporary tie-in, a cable machine for the main.
Gas is different. If you smell gas, leave the house and call the utility from outside. We work on the line after they have made the site safe, never before.

What the written quote covers.
The quote is written on site and it lists what it covers. You sign it, we keep a copy, and the invoice at the end matches it line for line unless you agreed a change in writing first.
We do not quote big jobs over the phone. A water heater replacement in Seattle can be a half-day swap or a full day of venting and gas work, and nobody can tell which without standing in your garage. Small things, like what the after-hours call-out costs, we tell you on the call.
