When did these terms start applying?

These terms took effect on October 2, 2026, and that is also the date they were last updated. A job quoted before that date runs under whatever terms were written on its quote. A job quoted on or after it runs under these, plus the quote itself.

If the quote on your kitchen table and this page ever disagree about your job, the quote wins. It was written for your house. This page was written for everyone.

Who am I actually dealing with?

Bestplumbing, trading as Best Plumbing at bestplumbing.app. The shop and the trucks run out of 8820 Aurora Ave N, Seattle, Washington 98103, United States.

When we say "we" on this page we mean that business. When we say "you" we mean the person who asked us to quote or do the work, or anyone browsing this site. If you are a tenant, the owner of the building usually has to agree to the work before we touch a supply line or a gas run, and we will ask who that is.

What does this website actually do for me?

It tells you what we work on and how we price it, and it gives you three ways to reach us: the inquiry form, the chat window and the phone number. That is the whole job of the site.

It does not diagnose your plumbing. A description in a form is not a camera run, and a photo of a water heater label is not a gas load calculation. Nothing written here is advice for your particular house until one of us has stood in it. The trade itself, drains, sewer lines, water heaters, gas lines and repipes, is laid out on the services page, and how a visit runs from the first call to sign-off is on the about page.

The site does not take bookings with a guaranteed time slot, and it does not promise an arrival time for an emergency plumber call in Seattle. We will tell you on the phone when a truck can realistically get to you.

Can I buy something or pay on this site?

No

Nothing is sold here and no payment is taken. There is no cart, no checkout, no account and no card field anywhere on bestplumbing.app. Sending the form or opening a chat does not book a job and does not commit you to anything.

Where the site describes how a price is built, that is an explanation of our method, not a quote. Where a typical job length is mentioned, such as a 50-gallon gas tank swap normally taking half a day, that is a pattern we see, not a number you can hold us to for your house.

An inquiry becomes an order in one way only. We visit, we write a quote on site that lists what it covers, and you agree to it, in writing or by a clear yes we note on the quote. Until that happens neither of us owes the other anything.

Is the quote the final price?

Yes, for the work it names. That is the point of writing it down.

Every price is in US dollars. The written quote lists what it covers by line: the parts by type (PEX-A or Type L copper, ABS or cast iron, black iron or CSST), the labor, haul-away of the old unit or pipe, and the permit where the job needs one. Each trade has its own basis. Drain cleaning is a flat rate per accessible cleanout. A sewer camera inspection is priced on its own, and any repair is quoted from the recorded footage. Water heater replacement covers unit, venting, seismic strapping, expansion tank, haul-away and permit. Gas line work is quoted per run by length, pipe size and appliance load. Repipes are quoted per fixture run.

An after-hours emergency visit carries a call-out, which we tell you on the phone before the truck leaves, and the repair itself is then quoted on site like any other job.

A quoted price moves for a short list of reasons. You ask for more work than the quote names. We find something the quote could not have seen, covered in the next question. Or the job waits so long that the parts cost has moved, in which case we say so and rewrite it before starting. Washington sales tax is added where the law requires it and shown as its own line.

What happens if you find something behind the wall?

We stop and tell you first.

Old Seattle houses hide things. A galvanized line that looked fine at the shutoff turns out to be rusted half shut ten feet further in. A clay sewer joint the camera showed as offset is cracked through when it is dug up. When that happens, work on the extra problem does not start until you have seen it, ideally with your own eyes or a photo on your phone, and you have a revised written number.

You can say no. If you do, we finish what the original quote covered where that is safe, or we make the opening safe and leave it. What we will not do is close a wall over a fitting we know is failing without telling you in writing that it is there.

If stopping would leave water running or gas unsafe, we make it safe first, shut off, capped or isolated, and that small piece of work is the only thing done before you decide.

Who pays for the permit?

You do, and you see the fee on the quote as its own line before you agree. We pull the permit and meet the inspector on site, so you are not the one chasing the city.

Water heater replacements, gas line installations, new gas runs and most repipes in Seattle need one. A clogged drain cleared with a cable machine does not. If a job needs a permit we pull it. We do not offer a cheaper "no permit" version of permitted work, and we will not connect a gas appliance that has not passed its pressure test. No test, no sign-off.

If an inspector asks for a correction on our work, the correction is ours to fix at no extra charge. If they flag something we did not touch, we tell you what it is and quote it separately.

Can I cancel?

Yes. Call 206-633-1700 or email [email protected]. Before work starts, cancelling a quoted job costs you nothing beyond what you already agreed for the visit, which for an after-hours emergency is the call-out.

Two exceptions. Parts ordered for your house specifically, a tankless unit or a run of special-order fittings, are charged at what we paid if the supplier will not take them back; we tell you on the quote when a part falls in that group. And once work has started, you pay for the work done and the parts fitted up to the point you stop us, and we leave the system safe and usable.

Where federal or Washington law gives you a cancellation right, for example the three-day right that applies to certain contracts signed at your home, that right applies in full and nothing here shortens it.

What is covered after you leave?

Our workmanship. The length and the details are written on your invoice for that job.

If a joint we made leaks, a fitting we installed fails because of how it was installed, or a run we laid does not hold its slope, we come back and put it right without charging for labor. Call the same number and quote the job address.

Parts are a different matter. A water heater, a tankless unit, a valve or a fixture carries its maker's warranty, and we pass that on and help you claim it. We do not add our own warranty on top of a manufacturer's part.

The workmanship warranty does not cover damage from freezing in an unheated crawlspace, roots re-entering a clay line we were not asked to replace, someone else working on the same pipe after us, or a drain blocked again by what went down it. When we snake a kitchen line a third time we will tell you it needs replacing, and we will not warranty a cleared drain that we have already told you is failing.

What am I not allowed to do on this site?

Use it for what it is for: reading about the work and contacting us. You may not:

  • send inquiries or chat messages in someone else's name, or with a phone number or address that is not yours to give;
  • flood the form or chat with automated or repeated submissions, or try to get past the checks that filter them;
  • probe, scan or attempt to break into the site, the server behind it or any part of it not linked from a public page;
  • upload or paste anything unlawful, abusive or carrying malicious code into the form or chat;
  • copy the site wholesale or scrape it to build a lookalike.

The people answering the chat are the same people working the phones. Be straight with them and they will be straight with you.

Who owns the words and photos here?

Bestplumbing does. The text, the photographs, the Best Plumbing name and logo, and the design of the site belong to the business or are used under license. You may print a page for your own records or link to it. You may not reuse the photographs, republish the copy or put our name or logo on anything that suggests we made, checked or recommend it.

Product names and pipe types mentioned in passing, such as PEX-A, CSST or Type L copper, are named only to describe the material and belong to their own owners.

What does this site not promise?

The site is provided as it is. We keep it accurate and we fix errors when we find them, but we do not warrant that every page is free of mistakes, that it is online every minute, or that it works the same in every browser. If the site is down and water is running, the phone still works.

General information here, how a sewer camera inspection finds root intrusion or why a tankless unit needs a gas line sized for it, is general. It is not a diagnosis of your plumbing and not a substitute for someone looking at it. If you smell gas, leave the building and call your gas utility or 911 before you call any plumber, us included.

Links to other sites, such as a map service, are there for convenience. We do not run those sites and are not responsible for them.

How far does your liability go?

For the website, which is free and takes no money, we are not liable for loss that comes from reading it, relying on general information in it, or not being able to reach it, to the extent the law allows.

For a job, our liability for a claim about the work is limited to what you paid us for that job, and we are not liable for indirect losses such as lost rent or lost business, again to the extent Washington law allows. That limit does not apply to physical damage or injury caused by our negligence, or to anything else the law does not let a contractor limit. Your rights under the Washington Consumer Protection Act and other consumer law stay where they are.

If you think we have caused damage, tell us quickly and do not cover it up. A photo of a leak taken the morning you find it settles more arguments than anything written here.

Can you stop me using the site or the chat?

Yes. If someone breaks the rules in the "not allowed" answer above, we can block their submissions, close a chat, refuse further messages from a number or address, or block access to the site from a connection, without warning when the behaviour is abusive or automated.

We can also decline a job. We do that when we cannot do it properly, for example hydro-jetting a clay sewer line nobody will let us put a camera down first, or fitting a tankless unit to a gas line that cannot feed it. Declining a job before a quote is agreed costs you nothing. Stopping access to the site does not cancel anything you already owe or are owed for completed work.

Which law applies if we disagree?

The law of the State of Washington, United States. Any dispute about these terms, the site or a job is heard in the courts of Seattle, unless the law gives you the right to bring it somewhere else.

Before anyone files anything, call or write to us. Most disagreements over a plumbing job come down to one fitting or one line on an invoice, and they get sorted on site faster than by letter.

How will I know if these terms change?

The date at the top of this page changes, and the new version replaces this one at the same address, terms.html. When a change affects quotes, permits, cancellation or the warranty, we also say so on the phone and in writing on any quote we hand you after the change.

A change never reaches back into a job already quoted. Your quote keeps the terms it was written under. Using the site after a change means the new version applies to your use of the site from then on.
